ACD Operations, LLC – AIA Contract Documents releases four new documents to specifically address the unique legal requirements of single family home design and construction.
These new contracts can be used for different types of single family residential projects, from a relatively straightforward turnkey project to a more complex residential design. The home builder documents are available today while the customer residential architect documents will be released on August 3. These new, expert-written agreements already include contract language to minimize risk on single family residential projects, clear definitions of each parties roles and responsibilities and address specific issues to residential design and construction.
Leonard S. Kady FAIA, a Principal at Leonard Kady Architecture + Design explains why it is vitally important for home builders to understand the contractual relationship between a home builder and an owner. “Contracts for single family residential projects offer unique challenges, such as complying with jurisdictional requirements, changes in the work, owner financing and payments, substantial and final completion, and termination.”
“The new AIA home builder and custom residential architect contracts address the issues so contract negotiations take less time and the project can get started faster,” said Michael Bell, President, Bell Architecture APC – a firm specializing in custom residential projects.
The new Single Family Residential documents include:
- A110-2021, Standard Form of Agreement Between Owner and Contractor for a Custom Residential Project*
- B110-2021, Standard Form of Agreement Between Owner and Architect for a Custom Residential Project*
- A111–2021, Standard Form of Agreement Between Owner and Home Builder for Construction of a Single Family Home
- A112-2021, Standard Form of Agreement Between Owner and Home Builder for Design and Construction of a Single Family Home
AIA Contract Documents is hosting four free webinars providing details about these new documents and how to use them in practice.

About AIA Contract Documents
AIA Contract Documents are the nearly 200 forms and contracts that define the relationships and terms involved in design and construction projects. Prepared by the AIA with the consensus of owners, contractors, attorneys, architects, engineers, and others, the documents have been finely tuned during their 131-year history. As a result, these comprehensive contracts and forms are now widely recognized as the industry standard. Used by all industry professionals, including architects, contractors, owners, consultants, and attorneys, AIA Contract Documents are organized into two categories: by families, based on types of projects or particular project delivery methods, and by series, based on the parties to the agreement or the use of the form.
